Access Statement

Introduction

We welcome visitors to our home in beautiful Dentdale. It is a converted 18th century hay barn built on three levels. Thus, there may be some features of the property which might result in certain areas being difficult for people with limited mobility. However, we are here to help and will do our best to make you comfortable. We have four bedrooms, all with en suite or private shower/bath rooms and offer bed and breakfast but regret we do not do evening meals. Two of the rooms are on the ground floor and two are on the first floor. Guest folders in each bedroom hold necessary telephone numbers and facilities. All the bedrooms have at least one comfortable chair. There is central heating with individual regulators on all the radiators.
NB All the doors to the bedrooms and to the breakfast area are fire doors and once opened will close automatically but do need a little extra effort to pull open.

Pre-Arrival

We are situated on the roadside, along the Sedbergh – Dent road, about three and a half miles from Sedbergh and one and a half miles from Dent. The nearest shop is the General Store in Dent village. Banks and Post office can be found in Sedbergh. Evening meals are available in the pubs and some of the tea-rooms in Dent and Sedbergh. The nearest train station is Dent Station which is six miles away. Buses are few and far between.

Arrival

Guests can arrive between 4.00 and 7.00pm. Please let us know if you will be arriving later. We have ample private off road parking to the side of the property. The entrance is at the back of the building and the ground from the car park to the door is tarmac and slightly sloping downwards, a minimum distance of 18.5m. Assistance with luggage will be available.

Entrance

There is an automatic light over the entrance which will be overridden when guests are expected. Please ring the doorbell which is situated on the right-hand side of the door frame. There is a tiny lip of 2cm into the building and the half-glazed door is extra wide at 104cm and lower than standard at 173cm.

Reception Hall

This has a tiled floor and doormat. All the rooms are accessed from this area. We will take you to your room and show you the guest lounge and the breakfast area.

The Breakfast Area

The breakfast area is approached from the hall, through a door 79cm wide. The floor is level. The room is lit with ceiling lights which have a dimmer switch. There are three tables and two chairs to each table. Two of the tables can be extended and rearranged to suit the situation. There is also a buffet table. With sufficient notice we will be happy to provide for your special diet.

The Guest Lounge

The lounge is two steps down from the breakfast area. There are two stone steps with heights of 14 and 17cm. However, they are very wide and there is no door. A large barn window allows plenty of natural light. There is a variety of lighting; wall, ceiling and table lamps, some of these are operated by dimmer switches. There are comfortable sofas and a corner fire for chillier evenings. The lounge does not have a television but has books, games, maps and local information.

Ground Floor Twin Bedroom

This is all on one level and the door opening is 79cm wide. There is an automatic light on entering. The window has a pull blind. There are twin beds which are three inches wider than the standard single bed. Each bed can be accessed from either side though there is limited room when passing the foot of the beds ie. 55cm. There are self operated wall lights and reading lights over each bed. The latter can be switched on and off at the side of the beds. The floor has a fitted carpet.
Shower room - The en suite shower room has a door opening outwards which is 80cm wide. There is an automatic ceiling light and a self operating light over the vanity unit. There is natural light through a sun tunnel. It is a spacious room. The shower unit has a sliding door, the opening is 42cm. The “step over” lip of the casing is 9cm high. The shower cubicle is 71x107cm. The toilet is higher than normal at 48cm. The wash-basin is a standard height. Half the walls and the floor are tiled.

Ground Floor Double Bedroom

This area is on two levels. It is approached from the hallway through a door opening 71cm wide. The entrance has automatic lighting. On this level there is a small entrance hall and the en suite shower room.
Shower room – The door opening is 74cm.There is a tiled floor and half tiled walls. The shower is a large walk in shower with the tray at 5cm height. The toilet and washbasin are at standard heights. There is natural light through a sun-tunnel and the overhead lighting is automatic. There are also mirror lights.
To access the bedroom there are three stone steps, each at 18cm height and a handrail on the left descending onto a polished flag floor which has a centre rug. The bed is a double and can be accessed at both sides. There are bedside lights at either side of the bed. The three narrow windows have Roman Blinds. The roof is sloping and a beam is 160cm at the lowest point.

Staircase to two first floor bedrooms

A door opening of 71cm leads from the hall to a staircase with width of 98cm. The light is automatic. Thirteen steps with a hand rail on the right lead you to the small landing.

First Floor King size Bedroom

The opening into the room is 72cm. The room is “L” shaped and the space between the bottom of the bed and the wall is 72cm accessing the main area of the room. The floor has a fitted carpet. There is a sloping ceiling, the shortest point being 124cm and a beam (near the left hand side of the bed) is 25cm lower than the slope of the ceiling. Care needs to be taken at this point to avoid banging your head. We have had the low beam rounded off to do away with sharp corners. The window is low and drops to floor level, it is curtained and there is also a Velux window with a blackout blind. Two switches operate two sets of overhead lights and there are bedside lamps which turn off by the bed.
Shower Room - This is facing the foot of the bed and the door opening is 67cm. The bath has an overhead shower and shower screen. The toilet and washbasin are of standard heights. There is a Velux window.

First Floor Single Room

The door opening into this room is 72cm. The room is small 245 x 242cm and has a fitted carpet. The single bed can be accessed from one side only. There is a Velux window with blackout blind. The room is lit with ceiling and wall lights.
The private shower room is next door and a bathrobe is provided for this reason. The door opening is 67cm. It is also a small room with a standard shower accessed by a folding door. The toilet and washbasin are also of standard heights. There is no window but automatic lights on entering.

Garden

Garden seating and tables are outside for those sunny days.

Additional Information

In the event of smoke or fire, an alarm will sound and in case of electricity failure, emergency lighting will take over. Please exit at the front door and congregate on the car park.
Mobile phone reception is poor, if your call is important; please feel free to borrow our landline phone. We will not make charges on short 01 & 02 calls. Alternatively, your relatives can leave a message which we can pass on to you.
